The house is ok, no major issues. Since it’s a builder-grade, HOA-community house, the choices on some items important to us were limited, such as quality of materials and availability of finishes. The mass-production approach also doesn’t take into account end-user experience. Due to these two factors, it will require substantial rework, something we were hoping to avoid by buying a new home. Before closing make sure all repairs/corrections have been made to your satisfaction. We had some minor issues that were still pending and were told at the final walk-thru they would be taken care of after the closing. When trying to schedule it became somewhat of a challenge. Did not receive a prompt response to service request. For example, when I requested adjustment to water pressure and temperature, I was initially told to call a plumber myself. We love our new home however I think that there were some corners that were cut that gave us the impression that is less then expected. For instance, unfinished walls that aren't covering electrical wiring in the garage, the storage area and the furnace area. We love our new home and definitely feel like it is a beautiful, quality build. However, as soon as we moved in we began noticing area after area that needed small repairs and touch-ups, mainly cosmetic. We are currently working with the warranty department to fix over 2 dozen things. Most (not all) of the problems are only cosmetic, but they have left us frustrated and feeling as if the subcontractors (particularly the painters) were not properly supervised. For example, the ceiling/wall paint edging needs to be redone throughout almost the entire home because it is uneven and sloppy, there are holes in the stucco left from the scaffolding, and the landscapers got rocks in the sewer line (causing it to back up and spill sewage into our garage from the tankless water heater drain). The warranty department has been extremely helpful and responsive, but we are still left with a situation in which we need to miss work for at least several days in order to have 9 different subcontractors come and fix the various problems. We would have much preferred to have had the closing pushed back a few days rather than to be dealing with this hassle now because they rushed so much at the end and made mistakes that weren't obvious during our final walk-through. It's disappointing that such a nice home had such ridiculous superficial mistakes made, and so many of them. To be honest, it has us wondering if other, less visually obvious mistakes were made as well. Time will tell, and hopefully the warranty department will continue to be as wonderfully responsive. ... I was quite pleased with my home. The overall building process was smooth and transparent. Like most new homeowners I do worry about how quickly additional homes will be added to the community and if I overpaid with the current trends of the market. I do recommend taking the walk through with your project manager seriously and noting ALL problems prior to close. Unfortunately, they chose a horrible and unresponsive AC contractor. They have missed appointments, ignored calls and at times been downright rude. They also installed the AC improperly. The biggest disappointment has probably been the paint. We closed on October 23rd and we've already seen areas where the paint is chipped, wasn't applied thoroughly or wasn't taken all the way to the corners. While I understand it's not high quality paint, I personally expected a better paint for the sizable investment we made with Pulte. We will now have to hire someone to fix these issues which we felt should have been done in the first place. I would also add we have a few areas in the floors that have been pushed up. We bought our new Pulte home in August 2019. Sales and construction kept in close touch throughout the process. We expected some delay in the close date, but it ended up being delayed a total of 6 weeks. After moving in, it took three months for a few last issues to be resolved (things like replacing a door, staining the fence, wiring external outlets, etc). Although the process was a little longer and more annoying than we'd expected, ultimately we are very satisfied with our new home. The house itself is lovely and very well constructed.
