I would never build another home with Pulte. The people are nice and the paperwork processes were modern, but the home itself has the cheapest materials and fixtures, with little to no attention to detail. We closed on our new home on Halloween, 10/31/19, after doing a walk through a few days prior. Closing on Pulte's schedule has turned out to be a mistake. We were assured that all open items would be addressed expeditiously. Although a few issues have been taken care of, the majority has not. So we are apparently no longer a priority as Pulte constructs new homes around us. Low quality, shoddy work in some areas, poor customer service, misinformation, rushed design center appointment that missed significant details, excuses rather than fixes. Very disappointing, should have gone with DRHorton across the street.

Not a happy customer... 1) Two days after negotiating and signing contract, Pulte lowered their base pricing by 10,000 and drastically reduced the pricing of all upgrades. This wiped out any of the concessions we received in negotiation. We could have backed out of the contract, lost our $5,000 deposit, re-signed a new contract with new pricing and still saved thousands. In no way did Pulte make us feel like we were valued at all as customers. We considered walking away. 2) Any concessions Pulte gives to use Pulte Mortgage are almost useless because Pulte Mortgage charges astronomical Loan Costs (Origination, underwriting, etc..) Those costs ultimately negate the closing costs incentive they give you. 3) We made it very clear that we chose our specific lot because it was one of the largest lots available AND we wanted to fence the yard for privacy for our kids. Mentioned it multiple times. Even mentioned we wanted to speak with the manager/engineer before the land was graded so we could make it as flat as possible on the side where we noticed it wasn't graded in a way to provide the most usable space. We asked about a gate at the back of our property, with no answer. I just contacted a fencing company to start getting estimates for putting up a fence. We found out from our survey (which was provided AFTER signing all of the closing documents) that the property has an easement on it and that we would lose 15 feet of our property that could not be fenced. This is a huge difference. Pulte NEVER mentioned at any point that we had an easement that would affect our fencing. This is a HUGE disappointment to us, since we chose this community over a nearby community mainly because we could have a privacy fence and a larger lot. Granted, I have not had a chance to make this complaint to Pulte yet, but based on my prior engagements, they will do absolutely nothing to make this right or figure out a solution. 4) The workmanship leaves a lot to be desired. There was a lot of sloppy work that had to be addressed before and after closing. Our field manager was excellent and he alone helped make our experience better than the rest of the process. He was responsive and willing to help where he could. 5) We found out at closing many features that we thought we were getting ended up being additional upgrades. This isn't surprising, however, we were never made aware of those choices. The selection sheet can be overwhelming and confusing. Things are not clearly defined, so you do not know what really is an option/upgrade. For example, soft-close drawers and pull out trash, non-standard builder mirrors in bathrooms, etc.. Not major, but would have been nice to have this communicated to us clearly during the sales process. 6) Pulte gives zero flexibility on any changes/modifications. I understand they are a production builder, but there should be some leeway on a limited scale. Some other builders will allow 1-3 "wish list" options I could go on and on. ... More

Generally very poor finishes and workmanship. A few major faults - for example, one wall was bowed at the bottom and when it was cut open, the drywall was installed over a scrap piece of wood that fell on the floor. I am not sure if the closing was rushed, but if your home is not ready, I would suggest you do not move in and sign any paperwork! It has been almost two months and we still have people in and out of our home trying to finish everything that was not completed in time or done poorly. Never fully completed home after continued promises . Always had excuses because of it’s this contractors fault it’s that contractors fault. That shouldn’t be my problem as a home buyer. My wife and I had such high hopes when we started the process with Pulte and after closing and moving in we are extremely disappointed in the building team and the service provided. It seemed to be the epitome of bad service and very poor customer service. From the design center to the building team and management. The process throughout was more than frustrating. We took the time to walk through the designing stage and were given our upgrade options. We picked out several upgrades and signed off on a contract with the designer to then be told that an important option we signed off on could not be done. What seemed to be an easy fix became confrontational with the designer and builder. It is hard for me to say anything positive about the building team. Prior to closing we had a list of more than 10 things that needed to be addressed and we were told it could be done. Come to closing and 90% of it was still not taken care of. Some of the things that were addressed had to be re-done. Some things I pointed out I was told they could go to the model home and get what was in there. I understand that was the quickest solution but not a good one to suggest. When you pay for a NEW home you want NEW material! Because of the lack of concern on Pulte and the buildinging team we closed on an incomplete house which required me to schedule several days off from the field and working at home. This was very frustrating because it all should have been done. We have been in our home almost 3 months and we still have issues that need to be addressed. Seems to be no urgency or care at all. After closing and having to continue to call, I was told by the building team and management to not expect perfection. After this I cannot recommend Pulte to anyone. Pulte homes are built using C-Grade Subcontractors at best, who are incentives-ed by quick turn over. Pulte Field managers advocate for the builders and reward poor quality work, and not work for the home owner. Much attention is paid to the model unit but not to the purchased homes. Fair construction overall but they don’t want to hear about or address issues until you sign on the dotted-line. Received no response on repair request until issues were escalated to management. My impression on Pulte has lowered signifIcantly.

We didn't get truthful information about the number of basements in the addition from the sales person and that is why I am giving a 1 star review on trustworthiness. I feel like this is basically a good home, but we can't get some of the last detail work completed which is why I am giving a 1 star review on responsiveness. I'm also frustrated because it's early June and one of the few sunny days we've had since we closed in April, but there are no landscapers working in the addition. Be very careful of doing a contingency with this company. They will start building the home prior to the contingency expiration. Get things in writing from your sales rep so that you have proof of what they tell you. Upgraded cabinets to a level 3 and they were not installed correctly. Placed hands on stair railing end piece, with some weight behind me and it broke (inside is pressed board). Paint used on walls is poor quality (1 wipe with a washcloth and it comes right off). The only highlight to our home was our Project Manager Mike was friendly and is working hard to help fix our problems. We are currently setting up our new home with 2 holes in the wall a broken pendant light and several spots that still need fixed. Main regret is we wish we would have went with a different builder. If you decide to use Pulte as your builder take the time to meet and ask questions to the other residents in the development regarding their experiences (most of our neighbors our unhappy with the quality of the homes) if we had talked to any of them beforehand we would not have purchased a home through Pulte. Also, be careful of picking out your lots... ask detailed questions about will it look the same when my house is built on it... Lot was flat when we picked it out... they created a berm in our backyard that took away about 6' x 68' foot of our yard and now we have to pay and add'l 10,000 dollars for a retaining wall. The process of building the house was somehow smooth. Some of the materials used were not best quality (ie. wood for wall studs, gypsum boards). Even the carpenter confirmed this. The field managers relies on the contractors for supervision. The construction is in autopilot, little supervision from field managers. If you see issues during inspection make sure they are taken care before closing. After closing you have to request warranty service which will cause lots of headaches. I had window frame redone twice due to bad construction. Wall redone because of bumps on it. Door replaced because they tried to fix a broken door. The door replaced was not installed correctly. Another person came to hammer the frame trying to fix it. Another person came a different day to finish it by covering nails and apply caulking, another day the painter came to touch up. All of this because they didn’t level the door when first installed. A total nightmare. They installed a sliding door in a shower which I pay $1,800 as an upgrade that you can’t use because the toilet blocks your way out of the shower. And you can’t get out from the entrance door because there is no handle. Pulte says is the right door and refuses to change it. Even one manager came to the house and was unable to get out of the shower and still refused to change it “because is on the plan”. Ordered as an upgrade, safety bars for the showers. They installed the wrong ones, is over 2 months and still waiting for the right ones. They tried to make you feel that you are wrong and accept their mediocre explanations and wrong products. I chose this home because of its beautiful kitchen and lay out. In the beginning everything was going smoothly, There was turnover in staff (twice) that left me without a dedicated construction Manager. When it came to finishes, which I had paid dearly for, there is a lot to be desired. Some of the shotty items are, wall plates with pilot holes in wrong places, door edges(bottom)are rough , doors are very cheap. Paint is absolutely terrible, missing caulk in places rough edges on trim etc. I could go on and on but my overall experience was terrible except for my interaction with my original Sales Representative, who was wonderful.
