Lots of issues (initially) getting any response on warranty issues. Contracted company that manages the HOA and Club is COMPLETELY unresponsive. My wife and I have made a total of about 10 calls or emails and have not gotten a single response. NOT ONE. I've had to go to the office (twice) to get a message to them. In this case I have gotten a response but it's always a partial response. Follow up emails go unanswered. The other big issues include construction debris is the worst of any home I've ever purchased. Sub-contractors leave trash on the ground when dumpsters are full or removed. Lastly, architectural decisions are made to provide the cheapest solution for the builder. We have 150 amp electrical service which is not enough in a community that does not provide gas. A 50 gallon water electric heater is standard in an 8 bedroom house. Hot water runs out after the third shower. ... More

Ive not hearing from the customer care team after 3/10. I know there will be some of contractors gonna visit me for after care, but no plan is shared and i did not get any of updates. Recently, I call and text messages to the customer care team and i did not hear anything back from them. This is my first house and i was so excited. However i really have to say this. The way that they finished house isn't really beautiful and all the minor details are bugging me because i keep seeing it. Our home buying experience had some ups (our sales rep, Denise, was great throughout & we got 2 unexpected upgrades) & many downs. The downs started when we were informed that features labeled on Lennar's documents as "optional" were not available or selections became unavailable during the selection process. We were also disappointed when the construction manager told us things the contractors would do (like screw down the nailed 2nd floor subfloor & sweep concrete before flooring was installed) that weren't done or not done adequately, causing squeaks & popping sounds under the finished flooring. Now that we're in our home, we're noticing that the finish work is most disappointing - painted over gouged drywall throughout the home, drywall compound on most of the outlet/wall plates (due to not taking the plates off before applying the compound & not cleaning them afterwards), missing grout around outlets on the kitchen backslash leaving visible gaps, uneven & discolored tile grout in the bathrooms, sloppy trim/moulding seams that are separating & peeling, holes in the carpet padding, & other issues. In addition to all the needed repairs, we've been asking for our 3 missing window screens for 3 months & keep being told that they're coming, but still no screens. There are also several inconsistencies in the same floor plans in the neighborhood - some have Wi-Fi garage door openers, different gutter downspout placement & breaker box placement, different house numbers, & only some have granite in the shower. Finally, the neighborhood amenities haven't started being built despite the first phase of the neighborhood being 95% built & there's no information about when they will start building. What started as an exciting & fun process turned into a frustrating & disappointing situation. There's been some turnover with Lennar's construction/warranty staff & it's taken about 2 months to finally get some of the needed repairs started. We're glad that Lennar's warranty exists to make the repairs, but it's tedious & disruptive to have different people in & out of our home over the past month with more repairs needed - all during a pandemic. All in all was an ok experience. Preferred Lender was horrible. Come to find out the HOA for the community is terrible and there is random kids in the neighborhood vandalizing things.

The house is great, but after 4 months living in it, I still have unresolved issues. I've gone through 2 construction managers and 1 supervisor, and at this rate, I have no idea the status on anything... quite frustrating.

Due to the COVID-19 pandemic, it was somewhat understandable that their office was limited interacting with their clients; however, it was very difficult getting to them for questions we had while trying to buy and close our house with Lennar. They were always late responding to our emails and phone calls. We had to try multiple times to get the answers we need in order to move on to the next step. During the last few days while closing the house, it was hard to contact them with questions and to find out the status of the closing process. After we moved into our new house, the customer service response to our service requests have been poor, delayed and frustrating. There were many issues we found at the time of final walk-through before we moved in, but only half of the list was repaired by the time we moved in. We found more and more items that required the repairs, but Lennar's response has been insincere and dishonest. They promised that all items we put into the repair list will be taken care of as soon as possible, but until today, they have only managed to repair few things on the list, i.e. 30% of the items in the list. We had to keep asking the same thing over and over until one or two items on the list get taken care of, then no response from Lennar customer service rep. Only a trickery and falsifying promise was given whenever we made requests for the repairs. Poor quality of materials used in the kitchen cabinets and bathroom vanities. Many repairs had to be done before we moved in and after.

The layout of the home is very nice as is the exterior, However, some materials used on the interior are very cheap. The carpet is very thin and padding is lumpy. There were lots of paint touch ups needed, which Lennar has been very responsive to correct. We discover new cracks or nail pops every now and then, which we know will be repaired by Lennar, but it's still disheartening. I have had multiple issues and most have been resolved. My garage floor is making me extremely upset because there are multiple cracks in the cement floor. They extend outside of garage and stop at pavers. I was told that do to coronavirus I would have to wait for them to take a look at it. The purchase process was as advertised. It's a house in a box, and they were going to build it whether we bought it or not. The staff was super helpful throughout the process and flexible with our schedules. The home itself is beautiful on the surface, but the quality and craftsmanship have us seriously doubting that we'd ever buy another. Simple things like sloppily painting over debris instead of clearing it first have been extremely disappointing. And it's not just spot issues, this stuff is in every room. It's not just cosmetic issues either. We have a vaulted ceiling and about 60 lf of functional railing that's just not sturdy. It wobbles with the slightest touch. We don't trust it and we have a small child in the home. Things like that are unacceptable in a new build of this price point. We've also been disappointed with the post construction cleanup on our roof, gutters and yard. Lennar posts a sign in every community about their cleanup policy "Every Trade, Every Day" or something like that. It couldn't be farther from the truth. There was always a massive mess of trash, beer bottles, nails, screws, scrap metal, etc. At closing we saw entire magazines of nails in our yard. I closed on the property 11/30/2019 but did not move in until 03/21/2020. I had heard from owners who had moved in before me that the quality of the water was awful. It smelled like rotten eggs. Although construction was completed in a rapid pace, the final build was not of the highest quality or workmanship. During the building process, Lennar sales worked with us in a complex situation where we needed to sell our home in order to purchase the new one. In that regard, they were great. However, the walkthroughs were a joke as we had two individuals who did not know our specific home and could not answer questions about our specific build, just Lennar homes in general. Additionally, during the walkthrough the day of closing, we noticed additional items that we wanted taken care of and the individual conducting the walkthrough (the builder manager) was unwilling to fix anything that we identified, just to verify that other things were taken care of (i.e. workers had messed something else up like the grout and cabinets when trying to fix something else). Additionally, there was a lot of garbage in the yard from the building process in the neighborhood, and Lennar said they would send someone out, however, no one ever came and we had to clean it up. While we are happy with the home itself, outside of a few relatively minor warranty repairs, the empty promises made during the walkthrough had a lasting impression on us and I would definitely look at other builders. Additionally, at closing, the closing manager (associated with Lennar) was rude and treated us like he didn't have time for us.
