The roads are so narrow when the construction team comes in they block my driveway and for som reason don't park alongside the cub near the house they are building! The junk yard in the back of my house is louder than I thought it was going to be.

Great workmanship and material. I only have concerns about how the backyard was slopped so water doesn't sit on the lawn. The lawn has eroded because the downspout drains 3 feet from the patio porch instead going all the way out of the yard. I can hear my neighbor going up and down the stairs. I can also smell when my neighbors smoke cigarettes; it moves through the vents. There is no natural sunlight that you get in the front of the house because of the design, no windows in front of the town-home. ... More

Moved into our brand new house and eventhough all my issues, and there were many, (from sewer back up in plumbing, garage door stuck in open position, HVAC heat/cooling system not producing heat, toilet water leak, and water heater elements needing replacement) within the first three months of moving in. Lennar delivered on time and communication was exceptional. The people working for Lennar are great and were very responsive to feedback and requests. The selections of materials are limited which I understand is why they stay on budget and on time but they are not wearing well showing use after less than 6 months. The quality of the cabinets, carpet and hardwood is low. There is little insulation in the house and the house lives very noisy with significant noise transfer from room to room and floor to floor. We love our view and the layout of the house is great but we would hesitate to buy a Lennar home again. We feel we will be replacing finishes and having to make updates to flooring etc sooner than one would think with a brand new home. Their price point works well and the Everything's Included model may work well for other but perhaps not the best for all buyers. ... More

I gave the overall buying experience only 3 stars because the closing date was postponed several times. When the actual date arrived I was nervous about closing because there was still a long punch list of things that were not yet completed/corrected. But I'm glad we went through with the closing. The main Electrical panel board is of poor performance, it should of been SQD like the other homes I am an Electrical Engineer and we stop using EATON for this reason, as I continue to have issues, including the water heater is poor quality

The mortgage process has been stupidly complex and poorly organized. I am still get requests for documents and signatures two weeks afte we’ve closed because of errors and poor communication. I’m satIsfied with the overall build quality and workmanship. That said as we spend more time in the home I’m noticing that the painting contractors don’t seem to have been very detail oriented as were find drips and paint marks on molding and ceiling. We also would have opted to upgrade the paint to a satin finish had we realized that eggshell was going to be used. The contractors who put up the fence also didn’t pay attention to details. First out in on the wrong side of the house then just transferred it to the correct side. Problem is the diet bother to level the fence to the ground so there is uneven gaps and holes under the fence. Fortunately our dog is big enough that she can’t fit through and hasn’t discovered digging yet ... More

On the building end of things, most things were fine. Construction was great to work and incredibly helpful. Of it weren’t for the helpfulness and caring of the construction team, I don’t know what we would have done. The same goes for the loan department. They were always there to answer questions and provide guidance. However, the sales team was far from the quality I expected. From day one, we were not treated kindly. Concerns and questions, if answered, were short and dismissive. When farther along in the process, an incredible lack of communication made the closing process beyond frustrating and overwhelming. At one point, I was called about flooring and treated rudely because they(sales office) had an oversight and wanted me to rush in picking flooring. I was belittled and was even given wrong information about my contract. So much so, I had to get my copy and direct the sales team to the page so I could verify the flooring purchase. In the last two weeks of the sale, there managed to be so little communication that I was out a refrigerator and a washer and dryer. The communications with the sales team at that point were inexcusable. I was finally able to contact upper management where things were handled with more tact. You would think that a sales team would be more communicative, helpful, and understanding as buying a home(let alone a new build) is not something people do every single day. My issue in being a first time NEW home buyer was disappointing, not so much because of the home but the agent, Virginia. They screwed up on the loan docs and sent them to a different state, which meant we had to get up at the crack of dawn to make sure everything was resigned before noon for escrow to close that day. We came with 7 people and a truck from California. I followed up with Virginia around 2:00 and she told title we were very impatient. Next thing I knew it was after 5:00 pm and still not a word. Virginia finally texted me the following morning at 4:30 AM, telling me the code to enter and where the keys and openers were...4:30 AM! Which means we closed the day before and she never told me! She knew we were up at 5:00 am, she knew I had 7 people with me that had no where to sleep, and still waited till then to notify me!! She said she misplaced her phone, but she could of gotten my number from multiple people! Never congratulations, or a proper walk thru....NOTHING! As far as the home, it didn't come with handles on any cupboards. That was over $500.00 to add. The carpet we upgraded, and it is still so cheap and thin with tack strips that cut our feet until we hammered them all down. Everything was stark white and we couldn't even pick our colors with an up charge, so that had to be done before we could move in. The builders mortgages Company is very difficult to deal with. I would not recommend using Lennar mortgage company.

The process was smooth but there was always something missing in every step. lennar mortgage part was missing communication in all levels. The lender did not have patience and did not answer all our questions in timely manner and finally started to respond after i kept calling and bugging her. . The sales part was good and all but did not provide us with all details of the upgrade options. We wanted the back patio but he did not tell us that was even an option he only mentioned the screened porch. Later after we signed only then when we realized that the patio did not come with our screened porch. Then the HOA part. Weve been calling them to get more info on community restrictions but theyre not responding and on top of that from reading on their page its so sad to hear that were unable to have a vinyl fence. There was a large selection of home styles and lot locations. Once you decide the size and design of the house you want be sure to ask on what lot this style of house will be built. You can't pick a lot and say I want my house here. The style of house and what lot it will be on has already been decided in the master plan. Then ask what is the release date for that lot and when will the house be finished. Lennar is very good with their projections of when a home will be ready to move in. You need this information so you can plan the sale of your home and when you can move into the new Lennar house. Their scheduling and move in date was right on the money. ... More

This house presented a means to an end. We got a very discounted house with poor finishes. Because the price was low, we were able to tear out many low-quality aspects of the house and replace them with higher-grade materials.

Love the space that the house provides and location was what we were looking for in a home. Things I would like to suggest: 1. Allow buyer 1 or 2 modification during the building process. example - make patio larger if space is available to build it. 2. Seal the Grout on the tile through the house so homeowners don't have to do it in a new home. Its Takes the homeowner 2-3 days to do it in a house of this size (3082 sq ft) when you would just like to enjoy your new home. Complaint: 1. Multiple flooring issues in home hard wood floor and under carpet areas. Many areas crack and pop as if the house floor is 30 years old. No medicine cabinets in each bathroom is very inconvenient and will just need to be added, not good. Interior paint appears watered down or just very cheap. So thin any touch leaves a mark

My review is still incomplete at this time. The quality of the driveway is completely unacceptable and is the reason for my low rating on quality of workmanship. The driveway was poured at 26 degrees on November 13th and I believe that it froze before concrete had cured to achieve a necessary strength. Overall we had a mild fall and there numerous days the concrete could have been poured at a much warmer temperature. It has numerous cracks, chips, pock marks, smears and is very off colored. No other driveway in the neighborhood has an appearance that is even close to my driveway. I currently have a work order submitted for the driveway and am waiting to hear what the next steps are. If the driveway is replaced I would definitely change my rating as the quality for the rest of the house appears to be generally quite good. ... More

I purchased a new construction D. R. Horton property in June 2018. I decided to upgrade to a larger home and purchased a Lennar home in November 2019. The longer I live in the Lennar home I realized D. R. Horton is a better quality builder. The Lennar quality is just not there. The drywall is so thin you can't hang a lightweight picture without reinforcement. The wood flooring has several chips in places my family and I could not have damaged it. For example behind the toilet in the half bath. The ceiling still shows major flaws, corners of walls, not really corners have curves. The lawn is ridiculously rocky and literally have trash under the glass. I believe the yard should have at least been clean before laying sod.
