Since the middle of August when Ernie was transferred I have been trying to get repairs handled. Most have been request multiple times. I was advised Ron was the new contract and was advised by him the middle of September he stated he had 10 communities to deal with but as of today still have not been contacted to take care of the issues. I think if you go into buying a home from Lennar with lowered expectations, you'll be OK. The construction quality is average. Not terrible but definitely a little sloppy. For example: I can feel several clumps of dried drywall mud under my carpet (Lennar's suggestion was to get a mallet and try to pound the clumps through the carpet until I can't feel them anymore), installation damage to wiring and appliances, the yard was full of leftover construction debris, and when they were repairing one of my walls and removed the drywall you could see the space behind the wall had a bunch of trash just left there by the construction crew. (Trash which the repair crew just left behind the wall, by the way.) The fixtures, cabinets and appliances are nice. The smart-home features are a nice idea but Lennar and Amazon don't have the implementation fully worked out yet so the homeowner is left on their own to troubleshoot a fairly complicated setup. Responsiveness is good up until the day you close. They, and their preferred lender, were very helpful and responsive throughout the financial and purchasing side. Once they have your money, though, responsiveness drops WAY off. Part of it is that they have local staffing issues so they can't seem to keep anyone in the customer care position long enough to get issues resolved. That said, the price is lower than the competing builders that offer higher quality so I guess you get what you pay for. As long as you don't put any stock in their lip service about a "Zero Defect" guarantee and go into it expecting to get an average house for an average price, you won't be disappointed. ... More

Make you understand the HOA regulations. People with two and three cars aren’t “qualified” for a townhouse. Garages are for cars. They aren’t storage bins. Garbage cans are everywhere as are cars.

We were able to get all the upgrades that we wanted in our home but we were disappointed with the size of the lot and the “lot upgrade fee” we were told that we would be facing our neighbors backyard so it would be from back yard to backyard but when the house went up half of my yard is covered by their home, their windows look right in to our yard and upstairs we are almost face to face. A lot of the things on the inside were not put on right, the cupboards doors keep getting loose, the lights keep loosening from the ceiling, there are “settling cracks” on the wall. The paint they use for the homes is the cheapest paint. We are 6 months in and there are dark spots all over the wall from where people or things touch because the paint is cheap Matte paint. The stair rails are painted with cheap white paint and already having grease marks on them, my carpet is coming off the stairs. They only had a few options for model of what fit in to the lot, if you look at all the homes that have the “same model” no home is the same, there is no consistency. I had to ask for a balcony light that was suppose the be added before we moved in as well as garage lights. They did fix most of this and they do a walk through at 1 month, 6 month and a year so I’m planning to show them all of the effects. Other wise it’s a good home. I read many reviews about Lennar prior to moving forward with the process and most of them were negative but I was naively optimistic that my family wouldn't have the slew of issues others had. We purchased in early June and it was 10 months later that we finally moved in. The sales rep was very attentive and very friendly but after that the experience consistently deteriorated. Our house would sit for weeks with no work done to it, I checked on the house every other day. The largest delay was the electrical contractor, or so we were told, which took a solid month with no progress to the house. Our walk through date changed twice. Then come the final walk through the house was completely unfinished, doors were missing, a lot of holes in the wall, one of the windows was cracked, and don't even get me started on the paint and carpet job. We were originally told our closing wouldn't happen on time due to all the work that had yet to be completed. However, true to what we had heard they rushed the closing and promised to have things finished. I forgot to mention that our garage door was crooked which meant that the exterior stucco had to be refinished after they realigned the door. We moved in and there was a giant gray stucco stain all over the front of the house. Also, our builder was texting me while I was at the closing table showing us things he was finishing up, as I was at the closing table! Needles to say that we've only lived there 4 short months and have already had to open several tickets with the warranty company; don't expect a rep to stay more than a month. We've been assigned 3 different warranty reps in the last 3 months, the current one hasn't gotten back to me in over two weeks. The quality is quite poor and very rushed. Not to mention that the HOA fee is higher than quoted to us and some of the amenities mentioned either don't exist or are not up to par. I have purchased six homes and this experience by far was the most disappointing. Once you sign contract to purchase home the communication ends. There was no formal sit down process nor schedule given to keep you abreast of the process. Was not encouraged to meet or speak with the construction manager. Lennar builds beautiful homes. But attention to detail appears to be a loss. We have been in our home for 4 months and immediately started a list of repairs needed. We have only notified the builder of two repairs that are priority at the moment. Our experience with having our concerns addressed has been very poor. We will usually get a response within a couple days but contractors are scheduled on what’s convenient for them and not the homeowner. We are told what day they will be out but it often dies not work with our schedule. That means contractors are coming to our home and entering our yard with no one here. Most of the time we have to reach out to Lennar to get an update. Often times, we don’t even know if the contractors came out. We have a patio that is sloped towards the house leaving rain water to run down the patio, towards the house and down the foundation. It’s been a couple months since we first notified Lennar of the concern and over a week since the contractors were supposed to be here but we don’t even know if they came out. Still waiting for an update. We also notified Lennar of some carpet defects a couple months ago and have yet to have anyone inspect the product. Lennar is a large home builder and I’m sure they have a lot of customer repair inquiries, as would be with any new homes, but the customer should be informed and updated regularly. I work in construction as a project manager and I know the importance of communication. It makes a big impact on the customer experience. We still have a fairly large list of repairs needed and we are concerned with when and how they will be taken care of. Overall, we are happy with our new home purchase, but we found many of Lennar's people operate with a lack of professionalism. They are not particularly responsive, they are often rude, and they do not hold a particularly high bar for quality.

The trim work in the house is not that good. The paint job on the interior doors is bad. Debris were painted over, there is paint splatter on the doors. Uneven brush marks trying to cover debris, that need to be sanded and repainted properly. The edges of the doors were not smoothed and are rough. The kitchen island counter top is not level. The kitchen sink has to be replaced due to being badly scratched and dented. When I did the walk through, the kitchen sink was conveniently wet, and I did not notice the scratches. After I closed and came back to the house, the kitchen sink was dry, and I could see all the scratches and dent. I called Jeremy the customer service rep, who conducted the walk through. I showed him the sink, and he told me to take a brillo pad, and scratch up the rest of the bottom of the sink, so all the scratches would match. Yes, that is what he told me to do. I told him that would really look bad, and the sink needed to be replaced. The crown molding that I paid extra to have, has cuts that were not filled in, and Jeremy told me it would be taken care of by the second walk through. It was not. I have been in the house for five months and it still has not been take care of. There are other issues that have not been taken care of, I will not list them all, but I think you get the picture. I submitted my warranty request to Lennar before Thanksgiving and only a few things have been done. I have contacted Jeremy over and over about the same things. The buying process and went well. There were small issues that were addressed with the home itself. Bigger issues have not been resolved and I feel I am being ignored by Lennar. A construction worker broke a sprinkler head, I told Lennar but nothing was done. Due to the busted head, my water bill was extremely high. I was told Lennar would reimburse me but needed to provide 3 bills. I did and never heard anything back. Two trees in my front yard died and the house was not 4 months old when it happened.
