Workmanship is quite good for this price range. The folks doing the actual construction were very knowledgeable, helpful, and quite responsive. They get high marks for trying to do everything right. The sales personnel is a different story. We found them to be less than candid in many areas. Good but not excellent. I gave the review good but not excellent because the structure of the building is good but the finishing touches is not great . The plumbing fixtures are very cheap we’ve been here for just four months and some of them are shaking from the walls already, The door knobs are very cheap as well And for a new homeowner I feel like you have to just move in and relax and not stress about stuff like that. Poor quality control of subcontractors. However, when the home owner identifies problems, they are quickly repaired.

Decent construction overall for the price. Instead of spending money on "smart home" items use dollars for better materials,better trim workers, 16" centers on studs instead of 24". Use a better company than Interior Logic for important work. Great home for the price. Larry with Eagle Mortgage was outstanding, as was the onsite customer service staff. The staff that works with you to correct any issues during the walk through are awful. My suggestion is make all flaws found during walk through are corrected before you pay, otherwise good luck getting things corrected. The lawn and landscaping are terrible unless you like dead grass and lots of weeds. After 6 months of living there, I finally gave up hope on getting things corrected, so I did them myself. The houses should have gutters on the sides of them..... The houses are built so close together that when it rains the water runs off of both roofs so hard and so fast that the water cannot drain into the ground fast enough and it creates a big mud pit between the two houses. They want to charge me $800 for each side of my brand new house to put in a drain and regrade the ground to fix the drainage problem. Why should I have to pay to regrading the ground or to install a drain on a brand new home. ... More

I don't think I would buy a Lennar home again at this point. There are many things that they cut back on, that really cheapened the house. For instance, our engineered wood floors have had so many chips, and peeling issues that it feels like we have a standing appointment with the flooring company, and their fixes only last a little while. Our yard is a mess. It does not appear to drain correctly, so we have algae growing on our sidewalk. Chip, our project manager says he thinks everyone is watering too much. But that is not the case. Our grass is a swampland out front. We keep asking to have someone come out and check to see if the yard is graded correctly, but he says that is not the case. How does he really know? I have taken pictures of this if you want to see. We did not get to pick our interior items, but the carpet in the bedroom looks like it is already worn out after just 3 months. There is a "divot" in the middle that appears to be no padding under it. Chip thinks it just got worn down. We could go on, but why? when no one will contact us that is higher than Chip to have these issues looked at. Chip is amazing, but there is a limit to what he can do. But at least he tries. ... More

Do not depend on Lennar's inspectors, get your own Home Inspectors. May cost a few $'s, but worth it down the line in not having to wait on contractors to fix or complete items.

I am experiencing some poor craftsmanship on the house. Some of the items that were completed for the punch list were done poorly. After the side walk was removed the yard was not graded very well and had several leaks in the irrigation system. I am having difficulties with the HVAC cooling the house properly. I have hundreds of small flies that get in at night and they cannot seem to know where they are coming in. The person that came in with the window and door company was worthless. All of the door locks have issues constantly. Yu have to slam the door to get one to work and then try to get the other one to latch after that. It's a constant irritation! If things need to be level, this will drive you crazy. There are multiple areas that just aren't level, the bathroom countertop slants down and if you put anything down that has a chance to roll, it will roll off. Clearly the trim paint used in the model is MUCH different than what you get. The master bathroom fan constantly sounds like you have dripping water coming down. They have been good about responding to issues, but I wasn't pleased that I immediately had to open service requests within 5 minutes of getting the keys.
