We are disappointed in the lack of care presented by Lennar. We we’re given a “book” at our final walk through that covers what Lennar will and will not cover in the warranty period (before closing and after closing). If we had seen this before deciding to build here, we would have most likely walked away. We have had to take care of several issues at our own expense which leads us to believe that they don’t care about customer satisfaction. Issues like a French drain in our back yard because five houses drain into it and it stayed wet multiple days following a rainy day. No heat/cooling vent in our large walk-in closet in the master bedroom, so we had one installed. We are deciding what to do about the fact that they have provided substandard Sheetrock finishing that shows every seam in the ceiling (and down some walls) in our great room and other rooms. The response here was that we were given a level 3 out if 7 levels of Sheetrock finishes and seams will show. Living in South Carolina, we have hot, humid days in the summer. The air conditioner doesn’t remove enough of the humidity...the unit struggles to get the humidity level in the house to 70% which is well above EPA standards (they recommend a range of 30-50% in an ideal situation, but definitely below 60% to prevent mold growth) and this is an “Energy Star” home! This seems inappropriate for an “Energy Star” rating. So, we feel we have paid a high price for a mediocre home. ... More

I had an amazing experience with the salesperson and the Mortgage company when buying my home but the quality and craftsmanship of the home is very poor. I have had nothing but issues since the purchase of the home. the major issues I have is water getting into my homes from the roof and window. this has been an ongoing issue that I thought was fix but as of today with the rain, I found out its not. After five work orders and two telephone calls over a months time. i am still unable to use my kitchen sink, garbage disposal, and dishwasher. I had to cancel my house warming due to the lack of response from customer care and not being able to use my kitchen. Throughout the construction the quality of the work perform by the different subcontractors and the cheap material selection was obvious. The price paid for the house is not reflected in the quality of the different components of the house (Kitchen, Doors, floors, etc.) Lennar has a very good marketing department and with the story of being an Alexa ready house gives the impression that the quality is top notch then you come to realize that it is not the case. Several open issues during and after construction. Materials and fixtures used are of poor quality. Landscaping is a joke. All contractors completing warranty work should be closely supervised for a favorable outcome. They love to cut corners and just get by. The reason it wasn't done right the first time was due to lack of supervision and quality control. Insulation is falling out of the attic and into our guest room closet through the light fixture every time the closet door is opened or closed. Patio door is crooked and none of the appliances were level. The garage door was improperly installed and had to be redone. Interior paint job leaves a lot to be desired. ... More

This was not a good experience as I am still dealing with issues 5 months later. The salesperson and closing agents did a great job with the buying process and tried to help me as much as possible. Communication with them to get things repaired that their vendors created is terrible and seems to be eventually forgotten and erased. 1. Lennar Mortgage - easy to deal with, competent mortgage officer. 2. Lennar Title - titled our unit to 3 other buyers who actually purchased other units. Seems someone didn't change the unit number when preparing the titles. When we went to the tax collector's office we found out about the title issue. This prevented us from applying for our homestead exemption until it was corrected. Luckily the Lennar Title was fixed just in time. 3. Lennar sold our mortgage within 3 weeks of moving in. Our mortgage included a buy down, which was an incentive, so we would use Lennar mortgage. The buy down is for 3 years and allows use to pay a lower monthly payment with the remainder paid by Lennar. Seems no one told the company that purchased the mortgage. I sent the first payment as directed to the new Mortgage company only to get an invoice for the entire monthly mortgage payment. It took me having to go through several people and emailing of documents to prove there was a buy down. Luckily that was completed and the buy down payment was accepted just before the payment would have been late. 4. We have a small cat that we lost one night in the unit. We could hear her meow but could not find her. Finally I looked under the cabinets in the kitchen and she had gotten through a space between the kickboard and bottom of the cabinets. There was anywhere between a two and five inch gab all across the cabinets and kickboards around the kitchen, kitchen island and both bathrooms. The cabinet installer came out and put in new kickboards. The issue was solved timely. 5. Construction of the unit- very poor. It seems the construction workers are paid by the job and they rush through without really taking care that the job is done correctly. We had paint and glue on the title floors, which we were able to scrape up. That was not a big deal. The floor tiles had and some still have writing where measures were taken. Not a big deal comes up with four of nine. The electrical outlets in the second bathroom did not work. Seems the electrician crossed the wires. Was repaired timely. There was a chip in the tub from, it appears tile falling on it. Was somewhat repaired, but acceptable. It seems that there was no final inspection performed once the work was completed. 5. Plumbing. Our unit is a first floor end unit, which is Lennar's biggest condo unit in Terrace Condos. Every time our upstairs neighbors flush their toilet it sounds like Niagara falls coming down the walls. We complained to the customer service agent for Lennar and at first we were told there was nothing that could be done. There is sound proofing in the ceilings and that should control the noise. It did not and I complained again to the customer service agent, who actually got upset and asked if I wanted a plumber to come out and open the ceiling so I could see the sound proofing and I accepted her offer, however that never happened. My wife ended up sending an email to Lennar's CEO and after that we received a call from the customer service agent who offered to have Rice insulation come out to check and make sure the PVC pipes were insulated. Rice came and found none of the four inch PVC pipes were insulated, which is a code violation, so I don't know how the walls were put on without it. Rice wrapped the pipes the best they could. The walls were sealed back up and we can still hear the water, which we again reported to Lennar's customer service agent, who again got upset and told my wife we should have purchased a fourth floor condo, which we would have done except for health issues. She further stated she wasn't going to do anything more concerning the water noise. Checking with a neighbor who has the same unit they have no water noise issues. My neighbor next door has no water noise issue. The neighbor above me has the exact same issue. Lennar's construction crew did not insulate our stacked end units, which is poor. ... More

Lennar built its homes sloppily. Poor appliances. Cheap carpet padding. Cheap bath fixtures. The woman who walked us through houses (Priscilla) wanted absolutely nothing to do with me after the sale. No guidance. Nothing. I ended up getting new appliances after 3 months and the company who installed my new ones said they’d never seen such sloppy work with the garbage and cans and nails left behind the old appliances. Dishwasher installed crookedly. Patio door lock broken. I got push back on some of my complaints which I don’t expect when I buy a house Smoke alarm so close to kitchen I had to wave towels to cook so alarm wouldn’t go off. Until I got the new appliances. A lot of little details were left undone just to push the sale. Plants were dead not enough mulch irrigation heads messed up water bill has been high because of lack of repair. A/C unit went out in 3 months.

Sales Team was great, transparent and enthusiastic through out the purchase process. However, construction team (Kyle) was pathetic and unprofessional. Issues from first walk through are still open even after 4.5 months from closing! Hundreds of follow-ups needed to get issues fixed whatever are fixed till date. Have the records of all calls and messages sent to Construction Engineer Kyle. He has stopped answering calls too for 1.5+ months now. Kyle has behaved unprofessionally on multiple occasions (f* words to Lennar for his high workload, not returning calls/messages, not appearing at home for issue fixing even after fixing the date etc.). Very minor issue requiring literally 5mins of attention (e.g. caulking around sink faucet) were kept open for months and needed dozens of follow-ups to get those fixed. We bought our home less than 6 months ago and we had several serious issues that could have been prevented with proper supervision and workmanship. Without going into details, we have dealt with issues from flooding garage, improperly built shower (water behind tiles and on sill), to cracks and bumps on the ceiling. We had to place multiple work orders for new and existing issues. We must take time off from work to get these issues resolved and have had contractors not show up at all. When the work is not up to standards contractors point fingers at each other and customer service ends up denying the claim and leaving you stranded to pay for the repair out of packet. We dealt with deceiving contractors that say they fix something when we aren’t home, but the issue remains, and our security system shows them being on site for less than 12 minutes. We have also dealt with contractors that do not speak English and get frustrated if you don’t understand what they are saying. Same contractors that incorrectly make repairs are sent to your home again to fix issues. There are a few contractors we have dealt with that are qualified and get the job done right, but we have unfortunately mostly dealt with the opposite. We are disappointed with Lennar to say the least and should have probably “bought a better-quality custom home” as suggested by the customer service rep. ... More

I was initially pleased with watching our home being built from the ground up however as it came time to close on the property things started going Awry. We picked out a corner lot and was advised by the agent this would all be our land. As they lay the sod we began to notice they weren’t filling in the corner side of the home. As we did our first walk through blue taping things that would need to be completed before move in the house was covered with blue tape. When we came back to complete our final walk through we noticed hardly anything was completed. Our home was still covered in blue tape with we met with the head guy who apologized for the work not being done no excuse this happened to be our closing day. While going over the unfinished items I asked about the side of the home not being completed with sod it was then after paying an additional $2500 for a corner lot we were advised it didn’t belong to us and they couldn’t rezone the area. My neighbor owns the same amount of land that I do but $2500 less to not have a neighbor on side of them?? After informing them this was the reason we purchased the corner lot because we have a small child and would be throwing birthday parties and family gatherings. I was then told I could still use the property for those things. Needless to say about a month later they put all kind of landscaping making it impossible to use the land. Not to mention other things that were wrong with the home like cabinets, paint, uneven windows, first floor isn’t cool as second floor just to name a few. With a promise and handshake we were assured all things would be taken care of and we could close on the home with no worries. Beginning with so much promises and still waiting for them to be fulfilled. So much stuff that is not done ✅ correctly done without care nor Quality there’s some stuff so bad that are already falling apart and we haven’t even being in the home for 5 months, starting from bad finishing job on cabinets, walls with horrible cracks, caulking and pain horribly done throughout the home, ships in shower bath floor. There’s lots of things that could being done right the first time before is given to the homeowner and run a right and good inspection, so Quality of products and workmanship they use is horrible very poor, inexperience who do not care about providing decent quality or good quality; horrible job in lots of stuff that every homeowner expects to be good quality. We were very happy with our experience with Lennar until it came time to close on our home. There were several things not completed but we were told that as long as the house was structurally sound we needed to close even though we wished to wait till everything was done. Once we closed it was almost impossible to get them to come back and fix things even though we were told these would all be taken care of right away. We were continually given dates and times that trades would be coming to work on things, paint, cupboards, carpet, tile, windows, only to have them not show up or bother to call to say they would not be coming. I should also note that often when trades came they did an awful job and repeat visits were needed to resolve the issues. We literally had to texted our customer service rep every day in order to get the things done that needed to be. We also contacted a supervisor who promised to come see our issues and get them resolved as soon as possible. This supervisor never showed up and we were never able to get in touch with him again. It has taken almost six months to get the majority of our issues completed and we still have minor little things that still require adjusting. This is our third new house build and we have never had issues like this before. We love our home but we would not recommend working with Lennar until they can work on their lack of follow through and customer service. Getting a new home is suppose to be a fun and joyful experience but when you move into a brand new unfinished home that you need to fight with the builder to get completed it becomes very stressful and anything but joyful. ...
