We bought this home together... Judith C. and Douglas M. We would rate the overall experience as average AT BEST. Sales process was good. Picking finishes process was above average. Many communication issues occurred prior to ground breaking, which was very late, which ended up costing us much money and frustration. Once construction began, things went pretty smoothly, though we found the workmanship in many areas disappointing - grouting / caulking poorly done or not done at all, electrical and heating and air conditioning workmanship haphazard in some places, painting of trim and doors was very disappointing and inadequate as was some detail carpentry. As the house went up, and the opportunity to change electrical outlet placement and light fittings SHOULD have still been open, it wasn't. Several options we could have selected were not verbalized to us, so we are paying to have it done after the fact or just doing without (gas piping into laundry room, vaulted ceilings, window in guest bath...) Landscaping was a nightmare and still is unsatisfactory. The construction manager tried in some cases to be helpful, but said his hands were tied. In other cases he was non-committal to fixing obvious mistakes, that, in our opinion, should have been fixed before we even saw them. for example the railing on the stairs to the back porch was placed in the middle of our dining room window. on other occasions he was very willing to get things fixed, especially after we had a home inspection by a 3rd party. We are still dealing with a dripping A/C register in the loft, that should never have been a problem... On the exterior, there are several areas where the concrete work was done using 2 different shades and looks lousy. Based on this experience, we would not hire this builder again as they do not really walk their talk... sadly. We wanted to love this process but there were challenges at every step of the way. The salespeople were not as knowledgeable as they should have been and did not communicate as well as they should have given that we have never built a house before. When we brought up concerns along the way we were told things would be taken care of "later" and that "later" meant after we were moved in. Overall experience was pleasant. We had some serious troubles deciding options/upgrades with sales agent Howard F. Many options were not explained to us and some we requested were not added to the contract. At some places door trims do not appear to be of good quality. Above all, after a month of closing, mailbox is still being setup and we haven’t handed over the keys yet. This has created a whole bunch of issues with mail handling and shipments. We love our new home! The GE packages are nice to look at, but definitely cheap products. The dishwasher sounds like it’s trying to find it’s way out of the house! It’s super noisy! Stove is ok but the bottom drawer feels like it’s made of tin, super flimsy. Microwave sounds like it needs to be oiled. But they look good, lol. Had to fix a sprinkler pipe and they used pipe not much thicker than a straw. I didn’t know they even made pipe thinner than schedule 40! They build these houses so fast that there is no attention to detail. We replaced the vinyl, stick on, wood looking, flooring with ceramic wood tiles and found BIG pieces of cut, leftover sewer pipe. It was down in the pipe with a pile of toilet paper on top of it. This was when we removed the toilet for the floors to be tiled. Glad we found that before it clogged and backed up! No weed barrier under the bark in the front yards so weeds coming up non stop. Gutters are waves an full of leftover roofing materials and debris. Outlets in the garage aren’t powered enough for our refrigerator. Keeps popping breaker. Although we feel the price was fair, they could definitely do a few things better and have a beautiful product if they wanted to! Company and employees are great to work with but they are defunded a lot of pressure to get things done fast. They’re super busy trying to fix and repair things so they haven’t been able to coordinate a time to fix things for us yet but I trust they’re trying. They say they are, anyway. They have nice employees. We have a lot of little things that need to be attended to. I would recommend this company, just be prepared to replace a few things and be patient. We have great neighbors so far and that’s probably the best thing about moving in! ... More

Where to begin. First, the POC changed during construction without notice. We only found out because we hadn’t heard from anyone for so long we emailed and days later got a response. The few times I had to call to inquire about updates for signing or scheduling, they hired part time who didn’t know and refused to get the info. We closed sooner than expected, however, many issues unseen at the time came to the forefront and when we submitted a “ticket” for service nothing happened. The biggest disappointment was the amount of ants that invaded our home. Scores and scores of them. I had to reseal areas that should have been taken care of during construction such as the kitchen and pantry. I was unable to establish entry to portal designed to support homeowners and no one knew how to resolve the issue. It took a week before i given a possible POC email to resolve the issue, but why would I want to hassle with that again? The foreman was the main saving grace. His kindness and professionalism is the only reason I haven’t been further disappointed. ... More

A lot of issues with the construction, quality and operation of materials. The company seems very scatter brained and unorganized. The house seems like it was rushed without caring for the homeowner, hardly been in the house for six weeks and have had a plethora of issues. Had to submit two warranty claims before I was contacted. Failure to pay attention to details, simple things like leaving the gas line off, not installing strike plates on door frames. Sconces are missed bolt covers, looks tacky. Garage door off tracks, no light cover in bathroom for over a month. Still hasn’t touched up Sheetrock in laundry room after repairing the wall. A lot of contractors that are hired take 2-3 days to finish a job that takes a few hours. Often leave jobs unfinished, at least 10+ problems within the first month. No insulation on water hose spouts, which was on the list at walk through. Doors were installed incorrectly in media room and then a bad sheet rock job was done after repair. The drywall finishing and tile installation is very disappointing and after one month, neither have been resolved.

We ran into many issues with KHOV throughout the building process. To start, the sales rep that we had was very new and didn't really know what she was doing. Every question we asked was never able to be answered by her, she was always having to go to the senior sales rep which just prolonged the process and sometimes made things lost in translation. And when we asked to be changed to the senior rep so that we didn't have all this confusion, we were told we couldn't. Another big issue with a freshman sales rep was that she neglected to inform us that their "free incentives" were tied to using their lender. We didn't learn this information until after we had already signed paperwork to start building, and payed partial structural change cost and earnest money that we would have lost. The reason this was a big deal was because their lender wouldn't give us the going interest rate the day we locked in the financing. They quoted me a whole .5% higher. When we told them we would then use a different lender who could get me the true going rate, that's when they started informing me that I would lose the incentive cash, the money towards closing cost, and the title fee if I didn't go with them along with a $500 per day fee if we didn't close in time. When it came to the actual home building, they clearly use contractors that do not care one bit about this being someone's home. Every time we did a walkthrough, we would find issues that weren't there before, but some new craft came in and messed up already completed work. A lot of this stuff was fixed after the blue tape walkthrough, but added a lot more stress to the process than necessary. The tile work also was a big issue. We ended up finding 15 cracked tiles that got installed. All were clearly cracked in the same spot, but were installed anyway as if the people laying it never bothered to check over it. Then, on top of the grout lines being very thick and sloppy (outright missing in areas in the showers, uneven and dried on top on the floor tiles), they don't seal any of it. This may not seem like a big deal to everyone but when you have 2100sqft of tile throughout the house along with tiled showers and tub, mostly containing light colored tile, it really becomes one. All others I had talked to about their new homes by other builders said that all their tile came sealed already. It took 3 people, 8 hours, to do this before we could actually move stuff in. Other issues we had, some were fixed and some were missed but finding them along the way were, sloppy caulking inside and out, texturing issues, paint and texture on most of the electrical faceplates, uneven reveals on most of the door frames, hung our sliding barn doors very uneven, scratches on the garage doors, and others I'm sure I'm forgetting. We still are glad we bought this home because we love the location and the neighborhood, but like my review title states, I would not recommend KHOV to build your new home. ... More

No mail box set up. Roads not added in Google maps. USPS was not recognizing the Address. I have to submit several requests to Google. Had to make couple of trips to USPS. These things should have taken care by sales rep.

My experience with KHOV Mont Belvieu has been for the most part an positive experience. The sales person was amazing, by far the best part of this, the sales person really went above and beyond to make me feel appreciated. The finance team is very efficient, although I did have an issue with my Wind/Storm certificate making it over to my insurance company before closing. But the builder and the condition of my home was unacceptable. The floors of my home arrived late, like days before closing. Therefore I was having my home inspection while there was a ton of work still being done in my home. And when closing came my home had paint all on the wood floors, windows and window frame and shower rods fallen off in the bathroom, dead grass, marked up cabinets, etc. The closing should have been pushed back and the home needed at least an extra week of thorough work. And as of this date I'm still waiting for puchlist items to be finished two months after closing. ... More

bad response from managers, very unprofessional, I had a bad experience talking and complain for issues or mistakes that sales person made, giving a different floor plan to constructor, then I was trying to get what I choose and pay, but no luck with the manager that was very unprofessional to solve issues. also company use very cheap material, Im still having issues with door nobs falling off. ... Make sure you get the radon tested before you buy a home -- K. Hovnanian is very quick to deny any responsibility for it. Some of the K. Hovnanian people were very responsive to our needs, and others were less so.

I expect more value for the money, the appliances are cheap and malfunctioned after 1 use. We're still waiting for items to be repaired after being in our home a month.

The home seems built well, but during the sales process, the sales agent was horrible about getting back to us with answers to questions or when we needed to make changes. The home seems to be built well, and through the process the construction manager was pretty good. But we've had a couple issues (mostly completely dead sod and plants right at settlement) and these things still aren't resolved. Woodwork was poor! Way too much caulking to cover up too long/too short cuts and gaps. Electrical was barely adequate and placement of receptacles and switches should really be done BEFORE they’re installed. Feel like not nearly enough pride was taken by the various subcontractors, especially for the price point of these homes! ... More

Sales rep was fantastic. Job foreman was very knowledgeable overall. Dealing with Kham in Florida was both exasperating and exhausting. We are retired with more than enough funds available, however, the loan representative often did not return our calls. Up until the day before settlement we were still asked to send more documentation. After living in our new home for a month we are seeing alot of finished work on walls and trim wasn't the quality of work we expected for the amount of money we paid for our home. The finance team was awesome! After moving in, you see a lot of cheap materials and laziness. We love our house, but going to have to upgrade on our own.
